Being a real estate broker for over 15 years I have seen too many of my clients wait until the last second before they begin the process of getting their home ready for sale. I have seen many clients go through so much anxiety because they waited too long to get started. Below is great advice if you plan on selling your home anytime in the next year.

You can call me and I can help you with the process or just do it on your own. I wish you luck and make each moment a rewarding experience. Right now in The Glen there are 19 properties for sale and 13 properties for rent.  Consider the fact that The Glen in Glenview is one of the most sought after areas in all of Chicago suburbs.  This is a destination for most home buyers.

How to Prepare Before You Put Your Home on the Market in Glenview

Disassociate yourself with your home. Your home is going to become a product and the sooner you remember the sooner your home will sell.  It’s like selling a can of tomatoes on the grocery shelf.  Say good bye to all your rooms and remember to look forward and never go back.

 Family Pictures

Family Pictures

De-Personalize your entire home from all personal property.  Take down the family photos and those beautiful collections that you have put on display for your friends and family. Buyers need to imagine their own family photos on the wall and they can’t do that if yours are there!  When I view homes in The Glen with my buyers they always stop at those photo’s to look at the kids growing up and spend too much time who lives there instead of who should live there.  You want the buyer to say, “I can see myself living here”.

De-Clutter before your realtor takes a look at your home.  People collect an amazing amount of junk. Consider this: if you haven’t used it in over a year, you probably don’t need it. If you don’t need it, why not donate it or throw it away? Remove all books from bookcases. Pack up those knickknacks. Clean off everything on kitchen counters. Think of this process as a head-start on the packing you will eventually need to do anyway.  You can always rent a storage locker, there are many choices in or near The Glen in Glenview.

Organized Closet

Organized Closet

Rearrange Bedroom Closets and Kitchen Cabinets.Buyers want to see well-arranged closets and kitchen cabinets.  Rearrange your closets so shirts and pants are separate and then arrange in color.  It allows the buyer to see how their clothes will look in that closet. Rent a storage locker, there are many choices in or near The Glen in Glenview.

Remove all the unneeded furniture that clutters a room. Leave enough furniture to showcase a room. You don’t want buyers trying to figure out the reason for that room. Now is the time to replace and remove favorite items.  If it doesn’t go with the house replace it now.  For instance if you love your chandelier and it’s going to your new home replace it now so you don’t upset the buyers. Make minor repairs before you list your home.  If you have cracks in the walls consider hiring a professional painter and I recommend a great painter who has done many homes in The Glen in Glenview who will repair and paint the wall a neutral color.  If one of the burners on your stove is not working correctly get it fixed.

Don’t wait till your home is on the market and these items become part of the inspection items.  If buyers see a lot of small issues they will think you did not take care of the house and walk away. Get rid of the entire little eye sores that buyers hate to see.  Walk around your house and remove the cobwebs.  Clean the refrigerator and especially that dirty oven that everyone opens and thinks it’s so disgusting they would not want to cook their own food.  Replace the caulking in the bathrooms and make sure your place smells nice getting rid of all foul odors.

Scrutinize the entire interior and exterior to see what small changes you can make to make a buyer really wants your home.  Stand by every room entrance to see if there are things you would change.  Go outside and open your front door. Stand there. Do you want to go inside? Does the house welcome you? The final step is check curb appeal of your home in The Glen, Glenview.  Because its winter you can’t plant flowers or take out dead bushes but you could make sure the posted address numbers are clearly visible.  Make sure you clean your walks and driveway from any snow that has accumulated.
